PLAT REQUIREMENTS SUMMARY:
The following information is required by the planning commission:
1. Submit eight (8) copies of the preliminary plat.
2. Pay preliminary plat fees as determined by city council resolution.
3. Plat, drawn to scale of not less than one hundred feet to an inch (1" = 100') on standard twenty four inch by thirty six inch (24" x 36") paper.
4. Proposed subdivision name.
5. The preliminary plat shall show all properties under the control of the subdivider, even though only a portion is being subdivided, and include the proposed street layout of the unplatted parts.
6. The legal description of the land contained within the proposed subdivision.
7. Names and addresses of subdividers and registered engineers and registered surveyors.
8. Owners of land four hundred feet (400') adjacent to the proposed subdivision and the names of any adjacent subdivisions.
9. Contours shown at five foot (5') intervals, existing and proposed.
10. The boundary of the proposed subdivision and total acreage involved.
11. Existing streets with locations and widths and existing easements.
12. Existing railroads, natural drainageways, irrigation canals and ditches, bridges and buildings within or adjacent to the proposed subdivision.
13. Existing power lines, sanitary sewer, storm drains, water supply mains and culverts and other public utilities within or adjacent to the proposed subdivision.
14. The flood hazard boundary (if required).
15. The locations, widths and other dimensions of proposed streets, alleys, utility easements, parks and open spaces.
16. All parcels of land intended to be dedicated for public use and all proposed private streets.
17. Buffer zones as required.
18. North point, scale and date.
19. Copy of preliminary protective covenants.
20. Existing zoning and compliance with master plans.
21. Proposed storm drainage plan.
22. Lot layout, dimensions, and numbers.
23. Proposed construction and permanent fencing along appropriate subdivision boundaries.
24. A preliminary drainage study.
